SDLT for rentals
SDLT can become due for rental properties, and is the responsibility of the tenant to pay. SDLT is due on rents that exceed £125,000, cumulatively, during tenancies and is charged at 1% on any amount over and above that threshold, not on the entire cumulative amount of rent.

Do Estate Agents need proof of funds?
What you might be asked for by an Estate Agent when you are making an offer. The estate agent may ask for your proof of ID, Proof of funds and Source of funds- when a buyer makes an offer, all agents need to take reasonable measures to see how a buyer will pay for a property, and also the source of these funds. Examples of this could be evidence of the sale of another property, savings, bank statements, mortgage offer in principle or a gift. Depending on the source of funds, more information may be requested.
